Check the contract and registered details

Keep the complete lease, addenda, Ejari record where applicable, and the details of the owner or authorised manager. Compare the property description, parties, term, and rent across the documents. Ejari is the Dubai tenancy-registration system; an entry should be checked against the underlying agreement. If something is missing or inconsistent, ask how it should be corrected rather than assuming an informal assurance resolves it.

Separate renewal from other notice questions

A proposed rent change, an early termination request, and a notice seeking possession raise different issues. Preserve the exact wording, delivery method, and dates of every notice. Do not import a deadline from a different kind of notice or an old online discussion. Have the current law and your contract reviewed before accepting that a requested change is valid or that a response can wait.

Use rental information as part of the assessment

Dubai Land Department provides official rental information and index services, including its Smart Residential Rent Index. Use the correct property details and current service rather than a screenshot relating to another building. An index result does not answer every question about notice, contractual obligations, or jurisdiction. Keep the result and the date checked so an adviser can assess it alongside the rest of the file.

Preserve payment and condition evidence

Match rent payments, receipts, deposits, maintenance requests, and inspection photographs to a timeline. State clearly which amounts are agreed and which are disputed. If the landlord refuses a payment or access to services becomes an issue, obtain prompt advice about the appropriate official procedure. Withholding rent or taking unilateral action can create additional difficulties and should not be treated as an automatic remedy.

Confirm the proper dispute route

The Rental Disputes Center is a key forum for Dubai rental matters, but jurisdiction must be checked for the property and tenancy concerned. Ask what documents, translations, and preliminary steps the current service requires. Distinguish settlement discussions from a filed case and track any separate deadline. Keep copies of submissions and orders, and confirm what must happen after a settlement or decision.

Bring the details together

Before your next step.

  • Lease, addenda, Ejari record, and party details.
  • Notices with delivery evidence and a separate date log.
  • Rent, deposit, maintenance, and condition records.
  • A confirmed forum and list of filing requirements.
