Identify the property and the interest offered
Match the project, building, unit number, area, and type of property interest across the documents. Ask about any difference between marketing measurements and registered particulars. Confirm that the proposed ownership structure is appropriate for the buyer and location. Do not assume that a familiar development name means every unit, use, or form of ownership is governed by identical conditions.
Verify the relevant official record
For a completed property, use the applicable Dubai Land Department verification services and have the title and seller details reviewed. For an off-plan purchase, investigate the developer, project registration, and the required interim-registration arrangements. Oqood-related records and a completed-property title deed serve different stages of the process. Official registration is important, but it does not replace examination of the contract or guarantee commercial performance.

Check off-plan payment instructions independently
Dubai Land Department’s project-registration framework includes escrow arrangements for off-plan sales. Confirm the payment account and its connection to the registered project through reliable official channels. Be alert to changed instructions or a request to pay an unrelated party. Keep the bank confirmation and receipt for every instalment. An escrow structure is a safeguard, not a promise that completion will occur exactly as advertised.
Read the obligations around completion
Review the payment schedule, anticipated handover provisions, delay clauses, inspection arrangements, and any assignment or resale restrictions. Clarify service charges and other costs that are separate from the headline price. For a mortgaged or occupied property, discuss the lender and possession arrangements. Ask what happens if an essential condition is not met before signing a document described as merely a reservation.
Plan the closing and the follow-up
Have the adviser explain the required approvals, identity documents, authority to sign, and registration steps for this transaction. Record who is responsible for each task and when money should move. After completion, retain the executed agreement, registration record, payment evidence, and handover documents. If discrepancies arise, preserve them promptly and seek advice before accepting a proposed amendment or final release.
